Demand is increasing, and supply is decreasing
During the first six months of the year, the number of active ads for renting apartments decreased by 5%.
At the same time, the interest of potential tenants has increased significantly. Currently, one ad accounts for more than 15 reviews, which is about a third more than at the beginning of the year. This situation intensifies competition between tenants and contributes to further price growth.
In which cities did apartments become more expensive?
The highest rates of growth in the cost of renting one-room apartments were recorded in several cities of Ukraine.
The leaders became:
Kharkiv — +40%;
Zaporozhye — +33%;
Amounts — +27%;
Odesa — +26%;
Ternopil — +22%.
At the same time in Vinnytsia, Zhytomyr and Kherson prices remained practically unchanged compared to the beginning of the year.
Traditionally, it remains the most expensive city for renting a one-room apartment Uzhhorod.
Renting houses is also becoming more expensive
The segment of private houses shows even more active growth.
The number of ads for renting houses increased by 13%, and the average number of responses to them is at 9%.
The median cost of renting a house in Ukraine has already reached UAH 45,000 per month.
It remains the most expensive region Kyiv, where renting a private house costs on average UAH 112,000 per monththat on 7% more than half a year ago.
Where houses have risen in price the most
Prices for renting private houses rose the fastest in:
Kharkiv — +82%;
Ternopil — +77%;
Dnipro — +67%.
At the same time in Lutsk, Rivne and Khmelnytskyi prices have practically not changed.
The biggest price reduction was recorded in Mykolaiv (-33%) and Ivano-Frankivsk (-21%).
What affects the rental market
Analysts point out that high demand, reduced supply and internal population migration remain the key factors for the price increase. In many regions, the competition for housing continues to intensify, so the rental market maintains a trend of rising prices. At the same time, in cities where supply exceeds demand or there is an outflow of population, the cost of rent remains stable or even decreases.
