Check whether you qualify for the preferential 3% rate or the general 7% rate, and instantly calculate the monthly payment for the whole loan term.
The calculation is approximate and is not financial advice or a bank offer. Final loan terms and program eligibility are decided by the partner bank and Ukrfinzhytlo.
How the eOselia payment is calculated
The eOselia payment is a classic annuity (the same amount every month), but the rate applies in two periods. For the first 10 years (120 months) the payment is calculated at the preferential rate for the whole chosen loan term using A = P × i / (1 − (1+i)^−n), where P is the loan amount, i is the monthly rate (annual rate / 12), and n is the term in months.
Starting from month 121 the rate increases (3% → 6% or 7% → 10%). At that point the actual remaining balance accumulated over the first 120 payments is taken, and a new annuity is calculated for it over the remaining term at the new, higher rate. So the payment after 10 years is not a simple rescaling by the rate ratio - it depends on how much debt is actually left.
Example: a property worth 2,000,000 UAH, a 20% down payment (400,000 UAH), a loan of 1,600,000 UAH for 240 months (20 years), general category - 7% for the first 10 years and 10% after. The payment for the first 120 months is 12,404.78 UAH/month.
After 120 payments the remaining balance is 1,068,378.73 UAH. A new annuity is calculated for it over the remaining 120 months at the 10% rate - the payment rises to 14,118.70 UAH/month. The total overpayment over the whole loan term is about 1,582,818.40 UAH.
The same example under the privileged category (3% → 6%) gives a payment of 8,873.56 UAH/month for the first 10 years and 10,202.36 UAH/month after - noticeably lower thanks to the lower rate.
What property you can buy
The eOselia program limits the property area covered by the loan: 52.5 sqm for an apartment for a family of 1-2, 73.5 sqm for 3 people, plus 21 sqm for each additional family member, up to a maximum of 115.5 sqm.
For a house the norm is slightly higher: 62.5 sqm for 1-2 people, 83.5 sqm for 3 people, plus 21 sqm for each additional person, up to a maximum of 125.5 sqm.
If the chosen property is larger than the norm, the loan can still be obtained, but the borrower pays the difference in value for the extra square meters out of pocket, on top of the minimum down payment.
Everything about calculating the eOselia mortgage payment
eOselia is a Ukrainian state program for subsidized mortgage lending that lets you buy housing at 3% or 7% per year for the first 10 years, instead of market rates of 15-20%+. The calculator shows the real monthly payment at every stage of the loan and helps you understand whether you qualify.
Why the rate changes after 10 years
The state subsidizes the difference between the preferential and the market rate only for the first 10 years of the loan, as set out in Cabinet of Ministers resolution No. 856. After that the rate increases (to 6% for the privileged category or 10% for the general one), but it still remains noticeably lower than the average market mortgage rate.
Why it is worth calculating the payment in advance
The recommended income in the calculator shows how much a family should earn so the payment does not exceed half of net income - a guideline banks also use when assessing creditworthiness. If the payment turns out too high for your income, consider a shorter term or a larger down payment.
