Defenders of Ukraine received new credit terms

One of the main changes was the expansion of the range of participants who can issue a mortgage at a preferential rate. From now on, a loan at 3% per annum for the first ten years is available not only to military personnel, doctors, teachers and scientists, but also to veterans and family members of fallen defenders of Ukraine.

After the end of the ten-year grace period, the rate will be 6% per annum. As before, the maximum credit term is up to 20 years.

For other citizens who meet the requirements of the program, the rate will be 7% for the first ten years, with a subsequent increase to 10%.

Requirements for housing and family composition have changed

The government has also revised the norms of the maximum area of ​​housing that can be purchased under the program. For apartments, the basic area is 52.5 square meters for one person and 73.5 square meters for a family of two or three people. An additional 21 square meters is provided for each subsequent family member, but the total area of ​​the apartment cannot exceed 115.5 square meters.

Similar rules apply to private houses, but the permissible area is slightly larger - up to 125.5 square meters.

Another important change concerns the definition of family composition. If previously only children under 18 were taken into account, now children under 21 will be included in the calculation. This will allow more families to meet the conditions of the program and qualify for the purchase of more spacious housing.

Simplify the assessment of borrowers

The updated rules also apply to solvency checks. From now on, the bank will be able to take guarantors into account, even if they are not members of the borrower's family. In addition, the concept of a property guarantor is introduced - a person who can provide his own real estate or property rights as additional security for a loan.

Another innovation will be the digital exchange of information between state registers and Ukrfinzhitl. With the consent of the applicant, the necessary information about the income and financial condition of the borrower, his family members or guarantors will be obtained automatically. This should reduce the number of documents that need to be submitted manually and speed up the processing of the application.

What does this mean

The update of the "eOselya" program makes the state mortgage more accessible to a wider range of Ukrainians. The biggest changes will be experienced by military personnel, veterans, and families of fallen defenders, who have received the right to loans at a rate of 3%, as well as families with children, for whom the rules for determining the composition of the family and the permissible area of ​​housing have been changed.

At the same time, the digitization of income verification and new guarantor mechanisms can simplify loan processing and shorten the time it takes for the bank to make a decision. These changes should make the program more flexible and accessible to those who plan to buy their own home.
