Where new buildings have risen in price the most
During the year, the average price per square meter on the primary market increased the most in Chernivtsi region — by 21%, up to $1,178/m². In the Ivano-Frankivsk region, prices rose by 20% to $1,106/m².
In two other regions, growth by 19% was recorded. In the Ternopil region, the average price reached $863/m², and in Khmelnytskyi — $880/m².
Where housing costs the most
The highest average price per square meter among the mentioned cities and regions was recorded in Kyiv — $1,491/m². Second place was taken by Lviv with an indicator of $1,459/m².
Among the oblasts excluding regional centers, the most expensive are Chernivtsi Oblast, where a square meter costs an average of $1,178, Zakarpattia Oblast — $1,167, and Dnipropetrovsk Oblast — $1,164. In Lviv Oblast, excluding Lviv itself, the average price was $1,111/m².
What is happening with the demand for new housing
According to the data given in the material, in 2026 83% of Ukrainians plan to buy a new building for their own residence, while 17% consider real estate as an investment.
Safety, autonomy of the house and reliability of the developer remain among the main selection criteria. Buyers are also more likely to prefer ready-made homes or properties with a high degree of readiness, which can reduce the risks associated with waiting for construction to be completed.
Prices are rising, but demand remains volatile
An increase in the cost per square meter does not necessarily indicate an increase in the number of buyers. In September, demand for real estate in Ukraine decreased, although housing prices continued to rise in most regions.
This indicates a heterogeneous situation on the market: the cost of new buildings depends on the region, and the decision of buyers depends on financial capabilities, security conditions and readiness of the object.
