Banks of Ukraine issued mortgage loans for over UAH 1.5 billion in a month

Lending volumes and mortgage conditions

According to the National Bank, in May banks issued 776 mortgage loans in the amount of more than UAH 1.5 billion. Of them 413 loans for UAH 827 million fell on the primary real estate market, in particular 206 contracts worth UAH 387 million were issued as a pledge of property rights for future housing.

Yet 363 loans for UAH 701 million banks provided on the secondary market. The weighted average effective rate was 8.15% per annum for primary housing and 9.4% – for secondary. At the same time, the share of non-performing mortgage loans remains low - only 12%, which indicates the stable quality of the loan portfolio.

Where the most mortgages were issued

The largest number of mortgage contracts traditionally fell on Kyiv region, where banks issued 278 credits on UAH 556 million, which is 36% from the total volume of mortgage lending per month.

The top five regions were also included Kyiv from 156 credits on UAH 342 million, Lviv region46 contracts on UAH 106 million, Ivano-Frankivsk region32 credits on UAH 61 million, as well as Odesa region, where issued 30 mortgages on UAH 47 million.

Banks expect further growth

The National Bank notes that financial institutions positively assess market prospects and make forecasts further increase of loan portfolios in both corporate and retail segments over the next 12 months.

In addition, banks expect an increase in demand for the main types of lending. Previously, the NBU also reported that in June 2026, the volume of net hryvnia loans granted to businesses and non-bank financial institutions increased by 31% in annual terms, which indicates the gradual revival of the credit market of Ukraine.
